Locate the Approved Layout
Find the initial field and repair area from the permit sketch. Compare them with current landscaping, outbuildings, driveways and utilities. Unrecorded construction can complicate access and future repair options.
Observe Surface Conditions
Report odors, persistent wetness, surfacing wastewater or unusually vigorous vegetation. Seasonal weather and recent pumping affect what can be seen, so a dry surface alone does not prove long-term performance.
Review Distribution
Accessible boxes, valves, pumps and controls may reveal uneven flow or an equipment problem. Define what the inspection includes and what remains buried. Additional access or testing should be agreed before work expands.
Compare Use and Approval
The existing system may be serving a different household or business than when first installed. Review bedrooms, occupancy and added fixtures or uses. Approval is based on the permitted system, not only its apparent current performance.
Understand the Limits
A condition report describes observed findings and scope. It is not a guarantee of future performance and does not replace a county installation approval. Ask for concealed or inaccessible components to be clearly identified.
Plan the Next Step
Keep the report, photos and proposed follow-up with the property record. A recommendation may involve maintenance, equipment repair, a soil evaluation or replacement design. Select the next service based on the findings.
